What Our Servicing Covers
All servicing is carried out in strict accordance with BS 5306-3, the British Standard for fire extinguisher maintenance.
On an annual service we check:
External Condition
We inspect the body, cylinder, and finish for dents, corrosion, paint deterioration, or any physical damage that could compromise the extinguisher's integrity or safe operation.
Weight & Pressure
We check the extinguisher is fully charged. For stored-pressure models, we verify the gauge is reading within the correct range. For CO2 extinguishers, we weigh the cylinder to confirm the gas charge is within the recommended tolerance.
Operating Mechanism
We check the safety pin, tamper seal, discharge hose, and nozzle for blockages, wear, or damage. Anti-tamper devices and sealing O-rings are replaced at every service.
Signage & Positioning
We confirm the extinguisher is correctly mounted, clearly signed, and accessible - all of which are requirements under the Fire Safety Order.
Service Label & Documentation
We update the service label on the extinguisher and provide a written maintenance record for your compliance files. This documentation is a legal requirement.
When Do You Need a Replacement?
Not every extinguisher needs replacing, and we'll always tell you honestly which route makes more sense. Replacing equipment unnecessarily costs you money. Keeping equipment that's past its useful life puts you at risk.
When servicing is the right call
If your extinguisher is within its service life, structurally sound, and passes inspection, servicing is almost always the more cost-effective option. A well-maintained extinguisher can remain in service for many years.
When replacement makes more sense
We will recommend replacement when an extinguisher is severely corroded, structurally compromised, or has failed an extended service inspection.

Your Legal Requirements
Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person for any commercial premises (typically the business owner, employer, or building manager) must ensure that all fire-fighting equipment is appropriate, accessible, and properly maintained.
Annual servicing is a legal requirement. British Standard 5306-3 specifies that all fire extinguishers in commercial and public buildings must be serviced at least once a year by a competent person. Using an unqualified technician does not satisfy this requirement.
Monthly visual checks are your responsibility. In addition to the annual professional service, the Responsible Person must carry out a basic visual inspection every month. This means confirming extinguishers are in their designated location, unobstructed, undamaged, and that the tamper seal is intact. It does not require technical knowledge, but it does need to be done and recorded.
Records must be kept. Every service, inspection, and replacement must be documented. These records must be available for inspection by the fire authority, your insurer, or during a health and safety audit. We provide a full written service report after every visit.
The consequences of non-compliance are serious. Failing to maintain fire extinguishers can invalidate your business insurance, result in fines or prosecution under the Fire Safety Order, and - most critically - mean your equipment fails when it is needed most.

How long do fire extinguishers last before they need replacing?
There is no fixed lifespan for a fire extinguisher, but most manufacturers recommend replacement after 20 to 25 years of service.
The decision to replace rather than service depends on the condition of the unit. We will recommend replacement when an extinguisher is severely corroded, structurally compromised, or has failed its extended service inspection. CO2 extinguishers must be hydraulically tested every 10 years, and replacement is often the more practical option at that point.
A well-maintained extinguisher that passes its annual and extended service inspections can remain in service for many years.
